RM West II Apartments
RM West II Apartments is a newly constructed apartment community located in the River Market neighborhood near downtown Kansas City, Missouri. As a Phase II project following the success of RM West Apartments across the street to the north, this 143,413 sq. ft. building features a concrete podium deck foundation with underground parking, 4-stories of wood-framed construction totaling 120 units, and a rooftop outdoor space. Beginning as a vacant site, the project broke ground Summer 2018, and the NCCI team completed the project on time and on budget in May 2020.
During initial phases, there was a lot of underground sewer and water infrastructure that was updated on 4th St. Pouring the elevated post-tension slab foundation during the winter of 2018-2019 created some initial challenges that we overcame. The biggest challenge our team faced was with the project being surrounded by adjacent buildings and busy Independence Avenue on the south façade, this tight urban location made the exterior finish process difficult and time-consuming.
As for interior work, the 1st floor leasing center and all 1st floor units feature polished concrete floors, which made sequencing of finishes different than normal. Another interesting note is that half of the units in the building feature exposed duct work. The leasing center and lounge features concrete ceilings with exposed ductwork, electrical conduit, and cast iron plumbing supply and waste lines, which adds to the urban feel of the space. Other indoor amenity spaces include a fitness room, spinning room, resident study, guest suite and dog wash.
Atop the 1st floor leasing center sits 4 stories of wood-framed construction and 120 units with modern finishes including quartz countertops, stainless appliances, tiled kitchen backsplashes, upgraded luxury vinyl tile, broadloom carpeted bedrooms, LED-backlit bathroom mirrors, nest thermostats, plus a private patio with almost every unit. The east-facing units are unique along the 2nd floor and feature private walk-out patios with expansive turf lawn spaces.
Capping off the project is the rooftop social lounge with dazzling views of the downtown Kansas City skyline featuring a firepit, covered seating lounge, TV, grilling station, dining area, and lush landscaping.
The final product fully matches the project renderings provided below courtesy of NSPJ Architects and is the most contemporary and colorful project Neighbors Construction Company has ever built. The interior and exterior murals by Sike Style Industries were inspired by Kansas City artist Thomas Hart Benton and raise the bar for creative exterior decoration in the area.
