In March 2023, the Kansas City Business Journal honored CORE | Modern Apartments on Berkley Riverfront with the 2023 Capstone Award in the Multifamily category. 

With the completion of CORE | Modern Apartments on Berkley Riverfront and its 355 luxury units, the project has played a valuable role in transforming the historically neglected Berkley Riverfront into Kansas City’s newest world-class neighborhood.

While the community boasts a fresh urban look on the outside, the interior design scheme combines elements of nature from the nearby riverfront and trails. Featuring studios, one bedrooms, two bedrooms, and penthouses, unit interiors include high-end finishes and soaring skyline and riverfront views.  CORE’s amenities include a heated saltwater pool, pickleball court, hammock garden, rockclimbing wall, coworking space and rooftop deck.

In early 2025 Aspire Apartments will mark the 22nd community developed, designed and constructed by the formidable trio of NorthPoint Development, NSPJ Architects and Neighbors Construction Company.

The $60 million project is a Phase III multifamily community following the success of Phase II: Prairie View at Village West (2016), and Phase I: Village West Apartments (2014). The first phases were the very first residential communities to be built near the Kansas Speedway, and by meeting pent-up market demand, both communities experienced record-breaking lease-ups. 

Nestled in an entertainment district, Aspire Apartments stands out with its modern minimalist design, crafted by NSPJ Architects.

Like other segments of the commercial real estate industry, the multifamily market is feeling the impact of rising construction costs and global supply chain issues.

“One of the most difficult things about multifamily is there’s thousands and thousands of pieces that go into that building.  So a small thing like a piece of plastic going from $5 to $9 may not seem like a major thing but it could cost a job hundreds of thousands of dollars,” said Harder.

Harder said in order to meet their contract obligations and schedules, contractors and their subs must obtain their product early and often and have it on hand.

Born in Shawnee, Kansas, twin brothers Ryan and Aaron Neighbors, wanted to explore a bit further from home and found their way to Colorado State University and the Department of Construction Management in the fall of 1996. Graduating from the program in 2000, they returned to Kansas to work for Neighbors Construction, their third-generation family business.

Both brothers knew from a young age they wanted to be a part of Neighbors Construction. They each worked their way up through the various aspects of the construction business.

CORE Modern Apartments on Berkley Riverfront are seeing early signs of success — and have been since pre-leasing began in October 2021.  Although construction of the entire development is not scheduled to be complete until the end of this year, location, amenities and 90 completed units have been enough to begin drawing residents in. 

Neighbors Construction Company is set to begin framing The Encore, its newest multifamily construction project located in Belton, Mo.  Developed by NorthPoint Development, the $44 million, Class-A community will boast 361,409 SF, including six residential buildings and a 7,000-SF clubhouse. … “This is our 23rd apartment community constructed for NorthPoint Development, and we are very pleased to be a part of this significant community project.  The Encore sets a new standard for design and amenity offerings for apartments in the Belton area,” said Ryan Neighbors, vice president of Neighbors Construction, the GC on the project.
